Heritage Fields will be comprised of the communities that surround Orange County Great Park. These communities will be built by nationally respected developer Lennar, the company that purchased the entire El Toro property from the Department of the Navy in 2005. Lennar’s goals for Heritage Fields revolve around creating an integrated community that flows between the Orange County Great Park and Heritage Fields. The conceptual criteria for the three districts of Heritage Fields include the following: • Celebrate the heritage of the site and the history of MCAS El Toro • Create engaging living environments for a variety of age groups • Link to regional/adjacent activity centers and open space corridors • Create a dramatic entry and a clear sense of arrival • Create contrast between urbanized districts and the open spaces of the Great Park • Incorporate “classic” civic forms as linkages such as civic boulevards, grand promenades and formative parks and plazas • Pursue contemporary architectural forms and expressions • Be economically, socially and environmentally sustainable.
